The Historic District is the heart of Savannah, Georgia, the 2.5-square-mile district of old homes and squares. Housing styles come in all flavors, from Federal to Italianate and Queen Anne. The Mercer House, made famous in Midnight in the Garden of Good and Evil, has listed at $9 million, but most homes in this stately district run from $100,000 to $500,000, depending on whether they have been restored and maintained. The Victorian District is also worthy of exploring. This up-and-coming downtown neighborhood is a preservationist’s wonderland and continues to entice creatives as a preeminent transitional area. Homes like the Gingerbread House and the Wedding Cake House remain key features combined with it's walk ability make the area desirable.



Savannah's Downtown Historic Districts





The Landmark District



General Oglethorpe’s city plan was started in 1733 and now extends from the Savannah River to Gwinnett Street, and East Broad Street to Martin Luther King, Jr. Boulevard. Originally the plan constructed by Oglethorpe included 6 wards -- the center of each ward included a public square, the east and west of the square lay trust lots designated for public buildings, and 60′ x 90′ lots on the north and south sides. During the Southward expansion of the 1800s, Savannah forefathers established twenty-four squares from the Savannah River to Gaston Street forming the iconic square layout. Savannah’s city plan is celebrated because it has been utilized throughout the City’s history and remains as relevant today as during it’s formative years.




Within The Landmark District is a variety of architectural styles – most notably Washington, Warren, and Greene Wards hold examples of Savannah’s earliest architecture. Architectural styles continued to expand alongside the growth of the city. The architecture of the early 19th century is characterized by federal style brick townhouses both paired and in rows. The Owens-Thomas House and Scarborough House are examples of high style Regency residences designed my English architect William Jay. By the 1830s Greek Revival reigned as the predominant architectural style in the Landmark District. Constructed from Savannah grey brick, these residences are defined by a raised basement, side hall, simple lintel above the door and windows, transom lights, and classical elements such as Doric or Ionic columns and dentils. Greek Revival design was also applied to many institutional buildings such as Christ Church (1838) and the United States Customs House (1848-1852). Mid-19th century Savannah homes saw the popularity of Italianate, Queen Anne, Gothic and exotic revival styles. Many of these buildings are high style residences, exhibiting the prosperity of Savannah before the Civil War. Thus, Savannah’s Landmark District holds a wealth of historic architecture from simple, vernacular structures to the high style Greek Revival and Italianate houses, many of which have been carefully restored and/or maintained to retain their original grandeur.







The Victorian District



Following the Civil War, crowded living conditions downtown and technological advances, such as paved streets, a streetcar system, and electricity, promoted the development of suburban residences. Inexpensive frame houses began appearing after 1869 when a streetcar system was installed and led to the southern edges of the city. This area is now referred to as the Victorian District and was designated a National Register District in 1974. It's boundary is Gwinnett Street on the north, Anderson Lane on the south, East Broad Street, and Martin Luther King, Jr. Boulevard on the west.



As development of the city reached the southern most areas, developers did not continue Oglethorpe’s city plan of squares. The streets were arranged on a grid pattern and the squares replaced with a green planting area between the sidewalk and street and a small garden in front of each house. Much of the Victorian District is comprised of frame construction and vibrant architectural details can be found through this period of homes. Investment continues to revitalize the Victorian District.




Thomas Square (Streetcar District)/Starland Arts District



The Thomas Square (Streetcar Historic District) contains a unique collection of historic, intact residential, commercial, and community buildings. The Thomas Square Neighborhood was designated a National Register Historic District in 1997. Developed in the late nineteenth century, Thomas Square is bounded by Anderson Lane on the north, East Broad Street, roughly Victory Drive on the south, and Montgomery Street on the west. In 1888, the city electrified the streetcar and extended the A and B Belt line south along Whitaker Street into this district, creating a streetcar suburb. The streetcar lines were removed in 1920 due to the increased use of the automobile.







In the Thomas Square/Starland neighborhood, you will find a mixture of Queen Anne, Folk Victorian, Italianate, Neoclassical Revival, Colonial Revival, Greek Revival, and Craftsman style residential architecture. This area is also rich in community landmarks, such as the Little Sisters of the Poor complex and Herme’s Bakery -- the only store remaining from a shopping center at the corner of 32nd and Bull streets. Despite its historic and architectural merit, this area is threatened by neglect. The area has become a local hotspot for artists and musicians, and features some of Savannah's best indie boutiques, antique shops, cafes, bakeries, and salons.








Baldwin Park and Parkside



Baldwin Park, originally the northern portion of Chatham Crescent, is a small strip of homes. And since Baldwin Park adjoins to the earlier Victorian neighborhoods many of the lots were the first to be sold and built. The Victorian and Craftsman architectural styles reflect this. The largest and most unique of this neighborhood homes are on the Victory Drive corridor. Today Baldwin Park has an active neighborhood association and enjoys many activities centered around the Chatham Crescent Park. The BPNA website says that they are "a diverse group of very friendly individuals, families, and lots of pets! We love to party, help each other out, get involved in community activities and work to make our neighborhood one of the best in Savannah! " Daffin Park forms the northeast corner. The southern side of the park is Parkside. Parkside is characterized by wide sidewalks lined with Savannah's majestic Live Oak trees covered in Spanish moss.




Eastside



The Eastside Historic District is a large, residential neighborhood located east of the Savannah Victorian District and designated on the National Register in November 2002. The Eastside developed as a series of subdivisions that followed the establishment of streetcar lines. The streets were laid out by 1900 and most of the land had been subdivided into small residential lots. Most of the streets continue the city’s 19th-century gridiron pattern. A historic plate-girder railroad bridge carries the rail over Henry Street.



Eastside Savannah Houses in the Eastside area are large, two-story frame houses set on small lots in Queen Anne or other late 19th-century eclectic styles. These houses often feature large porches, towers, picturesque rooflines, and intricate details. Eastside also consists of several examples of Neoclassical Revival-style houses, which was popular in Georgia from the 1890s to the 1930s. Some built in the 20th century reflect the Craftsman style. The historic district is bounded by Gwinnett, East Broad, Anderson, and Cedar Streets.





Gordonston



Gordonston is the newest neighborhood in Savannah to be named to the National Register of Historic Places and was listed on October 11, 2001. Gordonston is a lovely planned subdivision laid out in the early 20th century by the Gordon family of Savannah. Juliette Gordon Low, founder of the Girl Scouts, is the most notable of the Gordon family members. Gordonston is also home to the 6-acre Juliette Gordon Low Park, set aside by Juliette Gordon Low in 1926 for the recreation of Savannah’s citizens (some Gordonston residents have more recently claimed that the park was intended for their own private use). This viable community was located on the streetcar line, which ran on Kinzie Avenue, heading to Thunderbolt. It offers wonderful examples of Neo-Classical, Colonial Revival and Arts and Crafts architecture.Gordonston Historic District lies within an area, roughly triangular in shape, bounded by Gwinnett Street, Pennsylvania Avenue, Skidaway Road and Goebel Avenue, around five miles southeast of central Savannah.southeast of central Savannah.




With mid century ranches to marshfront Mansions, Midtown and Southside Savannah has everything you could want and easy access to all areas of metro Savannah. Just a 15- to 20-minute drive from Downtown Savannah, the Southside—the city’s commercial district—features two shopping malls, popular chain restaurants, three hospitals, parks and recreation, several private and public schools, and even a few unique, locally owned establishments that are worth checking out.



Ardsley Park



Modern Day Ardsley Park is located south of Victory Drive and north of Columbus Drive. Bull Street is Ardsley Park's western boundary and Waters Avenue is its eastern boundary. The Chatham Crescent area is is generally included in the Ardsley area now. Ardsley Park was the brainstorm of Harry Hays Lattimore, William Lattimore, and anonymous partners in the Ardsley Park Land Corporation. No one is certain how the Ardsley name evolved though some have theorized that it was borrowed from a British neighborhood. The area was laid out in grids with squares, similar to the plan used in downtown Savannah by Gen. Oglethorpe, founder of the Georgia colony. The northern and western boundaries of Ardsley Park were marked at Estill Avenue and Bull Street by an impressive looking retaining wall made of Belgian Block similar to those used as ballasts on ships sailing from England. At key intersections stone pillars with Spanish-looking tile roods marked the entrances to the park.



Granger Tract (now called Chatham Crescent) took its design from the Beaux Arts plan popular at the time. At various points in the neighborhood, city blocks were punctuated with 1-acre (4,000 m2) circles (named for city and county officials), a crescent-shaped street, and a landscaped mall. At the end of the palmetto-lined mall stretching between Maupas Avenue to 47th Street was to be the centerpiece of Chatham Crescent – a magnificent tourist facility called the Hotel Georgia. The hotel had numerous setbacks and was never completed. Instead, however, what we know now as Savannah Arts Academy (formerly Savannah High School)




Ardsley Park was designed with tree-planting strips, or tree lawns, between the streets and sidewalks, while Chatham Crescent featured large trees planted directly on the front lawns. More than 5,000 trees were planted in Chatham Crescent. By the 1930s, for the most part, development of Ardsley Park and Chatham Crescent was complete. All in all, the Lattimores developed and sold six residential subdivisions, involving more than 1,500 lots. In 1985, Ardsley Park and Chatham Crescent were named to the National Register of Historic Places under the collective name of Ardsley Park.



Kensington Park and Groveland



As one of the first post war subdivisions and featuring single-story ranch houses with carports and green lawns spread out along streets, Kensington Park is one of Savannah's newest neighborhoods to be named to the National Register of Historic Places. Kensington Park was one of the first neighborhoods in Savannah to break away from the uniform lot sizes and strict north-south, east-west grid pattern that Savannah's streets had followed since its founding. The homes are set back from the street to make room for larger front yards, sidewalks were eliminated and streets curved along U-shaped paths and ended in cul-de-sacs. Surrounded by a 3 acre green space, the Kensington Park Pool is a much loved escape from Savannah summers and makes a much desired neighborhood for growing families.



Habersham Woods



Habersham Woods is another welcoming community located centrally in Savannah's midtown area. This enclave of 1960s and 1970s built spacious ranch houses feature long, quiet streets in the heart of the busy city. Less than five minutes from two major hospitals, the Truman Parkway, a YMCA, several private schools and Memorial Stadium, this family-oriented neighborhood of old-growth trees, mature landscaping and homes defines its central location in Savannah and makes it one of the most coveted addresses.



Coffee Bluff



Coffee Bluff is just South of central Savannah on the Forest River and is home to a few hundred residents. Once the site of 2 antebellum plantations, now it is the home to the nuns of the historic Carmelite Monastery overlooking the Bluff, Girl Scout Camp Low at Rhose Dhu, and the Coffee Bluff Marina.
